Everyone keeps asking me if the market slowing down? Take a look at the pending sales in the grid below with special note to the days on market (DOM). With a couple of exceptions, most of the properties are selling in less than 10 days! Asking and sale prices are higher than at the beginning of the year. Some of the asking prices were a bit too high, hence longer DOM, but generally the market HAS NOT slowed down. The number of sales is slightly lower than last year, but that is due to homeowners deciding to hold on for the time being, as they watch property values continue to recover from the great recession. Interest rates continue to stay favorable for homebuyers, and this is expected to continue through the end of 2014. The upward cycle of price recovery will continue into 2015 barring some catastrophic economic event.

The Goleta water district declared a stage 1 water shortage in March calling for a 20% reduction in water use. Check out The Virtual Garden Tours section on the water district’s website to see plant types that are currently beautifying homes in the area while using much less water than a thirsty lawn. We can all save water through indoor and outdoor conservation. The district’s website is www.goletawater.com.
